Tathawade vs Punawale vs Ravet: Which Is Better for Buying a Flat?
9 November 2026 · 11 min read

Tathawade, Punawale and Ravet sit next to each other on Pune's western edge, all within Pimpri-Chinchwad, and all within reach of Hinjewadi's IT park. On a map they look almost interchangeable, and many buyers shortlist all three. But they suit different people. They also grew at different times and for different reasons, and that still shows in who lives there and what you'll pay. This guide covers how each market grew, current prices, how ready the infrastructure is, what's really happening with the metro, and what to check before you buy.
Quick summary
- Tathawade: closest of the three to Wakad and Hinjewadi Phase 1, and the dearest, at about ₹12,550 per sq ft all-in for a new 3BHK. Best for a short commute to Hinjewadi.
- Punawale: between Tathawade and Ravet, mostly new high-rise societies, close to both Hinjewadi and the Mumbai–Pune Expressway, at about ₹10,950 per sq ft. Best for a newer society on a tighter budget.
- Ravet: furthest north, near both the expressway and the old Mumbai highway, at about ₹11,550 per sq ft. Best for families with roots in Pimpri-Chinchwad and people who travel to Mumbai. Check the Dehu Road Red Zone first.
- All three: are in PCMC, with the same stamp duty as the rest of Pune (7%, or 6% for a woman buying alone). Check water supply and the approach road for the specific society.
Where are Tathawade, Punawale and Ravet?
Picture the Mumbai–Bengaluru highway (NH 48) running north-west out of Pune. Wakad sits on it, and just beyond Wakad comes Tathawade. Punawale is next, and Ravet is at the far end, where the highway meets the Mumbai–Pune Expressway and the Katraj–Dehu Road bypass, on the Pavana river. So where is Punawale in Pune? Between Tathawade and Ravet, on the western edge of Pimpri-Chinchwad, about the same distance from Hinjewadi as Tathawade but closer to the expressway.
How each market grew
On a map these three look like one continuous suburb. They didn't grow that way.

Ravet: the first to grow

Ravet grew first. As prices rose in Pimpri and Chinchwad, local families started looking next door, and Ravet was the natural choice. It's close to both the Mumbai–Pune Expressway and the old Mumbai highway, and few areas with that access have seen as much development in the last five years. It has stayed closely tied to Nigdi, Chinchwad and the rest of PCMC. Most projects here come from local developers, though names such as Kohinoor, Pharande and Krisala have built here too. Being near Dehu Road has a downside. The ammunition depot there has a Red Zone around it, measured as 2,000 metres from the depot's outer wall, where construction is barred or tightly restricted. Reports name Ravet among the affected areas, and it has held back high-rise building in the parts closest to Dehu Road. PCMC had a recalculated map by July 2025, but in the latest report we found, from November 2025, it was still waiting for defence approval to publish it. So ask for written confirmation of where a plot or project stands.

Punawale was a small farming village until the Hinjewadi IT park brought demand close by. It's nearer to Hinjewadi than Ravet, so it became the next place to build. Consultants counted more than 8,400 homes launched here between 2013 and 2020, and building has carried on since, with large projects such as Pharande Puneville and towers from Kolte Patil and Kohinoor. Ten years of steady development has outgrown the original roads, and bigger roads are now a constant demand here.

Punawale Area GuideTathawade: the fastest recent growth

Tathawade used to be an industrial area. As the city spread and demand for housing grew around it, most of the companies moved out to places like Chakan and Moshi, and Tathawade became a lower-priced alternative to living in Wakad. It has grown fastest in recent years, helped by Phoenix Mall of the Millennium next door in Wakad, the highway, big colleges such as Indira, JSPM and Balaji, and new commercial projects. Reputed developers such as Mahindra Lifespace, Rohan and Goel Ganga are active here, alongside many smaller names.

Tathawade Area GuideWho lives in each area
How each area grew still shapes who you'll find there. This is what we see on the ground:
- Ravet: families with roots in Pimpri-Chinchwad, Nigdi and Akurdi, and people who travel to Mumbai often. It feels the most settled and local of the three.
- Punawale: IT professionals and young families who want a newer society for less, often working in Hinjewadi.
- Tathawade: young IT professionals, students and tenants around the colleges, and buyers who wanted Wakad but found it too expensive.

Punawale vs Tathawade: which is better?
This is the comparison people search for most. The two areas are next door to each other and share a lot: both are in PCMC, both have mostly newer gated societies, and both depend on Wakad for bigger malls and hospitals. Choose Tathawade if the commute to Hinjewadi matters most. It's closer to Wakad and Hinjewadi Phase 1, and closer to Wakad Chowk station on Metro Line 3. It's also an education hub, which keeps rental demand steady if you're buying to let. Choose Punawale if you want a newer society with full amenities for a tighter budget, or if you drive to Mumbai often, since it's closer to the expressway. The trade-off is that its roads and civic services are still catching up with how fast it has grown.
Tathawade vs Ravet
These two are further apart. Tathawade is the better pick for a short drive to Hinjewadi. Ravet suits people who work in Pimpri-Chinchwad, Akurdi, Nigdi or the Chakan industrial belt, or who travel to Mumbai regularly, because it sits right at the expressway and the Dehu Road bypass. Ravet also has more established schools, such as D Y Patil Dnyanshanti and S B Patil, which matters to families. Before you buy near Dehu Road, check the Red Zone position.
Punawale vs Ravet
Punawale is closer to Hinjewadi; Ravet is closer to the expressway, Akurdi railway station and the upcoming Purple Line metro stations at Akurdi and Nigdi. If both partners commute in different directions, say one to Hinjewadi and one to Pimpri-Chinchwad or Mumbai, these two areas are often the compromise. Prices are close, so compare specific projects rather than the areas.
And how do they compare with Wakad?
Wakad is the more established neighbour: better developed roads, malls, hospitals, and its own Metro Line 3 station at Wakad Chowk. It usually costs more for that. Many buyers look at Tathawade, Punawale or Ravet precisely because they get a newer society with full amenities for less than a comparable flat in Wakad.
Prices, rents, commute times and who Wakad suits best.
Wakad Locality GuideThe metro: what's open and what's coming
None of the three has a metro station of its own yet. Tathawade and Punawale rely on Line 3 (Hinjewadi to Shivajinagar), which opened to passengers on 4 November 2026, with stations in Wakad and Hinjewadi. Ravet's nearest stations will be on the Purple Line extension from PCMC Bhavan to Nigdi, with stations at Chinchwad, Akurdi, Nigdi and Bhakti Shakti Chowk. By the end of August 2026, about 75% of its viaduct was done and track laying had started, with Maha Metro aiming to finish most of the work in 2027.

Is a metro coming to Ravet?
You may have heard talk of a metro along the highway towards Ravet, or from Nigdi to Ravet. Both describe the same project, and it's real, but so far it's only a proposal. The Nigdi–Chakan line is planned as a 45.3 km elevated route with 34 stations, at an estimated ₹12,937 crore. From Bhakti Shakti Chowk in Nigdi it would run through Transport Nagar, Ganesh Nagar, Adarsh Nagar, Mukai Chowk, Ravet, Punawale Gaon, Punawale, Tathawade Gaon, Tathawade, Bhumkar Chowk and Bhujbal Chowk to Wakad, where it would connect with Line 3, and then on to Pimple Saudagar, Nashik Phata, Bhosari, Moshi and Chakan. Maha-Metro submitted the revised plan in July 2026, and PCMC's general body had approved it by early September. It now goes to the state government, and it would still need central approval. We found no confirmed start date, and work hasn't begun. Don't pay a premium for the metro until you've checked how far the actual flat is from a station, and how you'd get there.

Hinjewadi Metro Line 3 GuideWhat to check before you buy in any of the three

- Water. Ask whether the society has a PCMC water connection or relies on tankers, and what it spends on tankers each month. In September 2026, societies in Tathawade, Punawale, Wakad and Pimple Saudagar complained to PCMC about low pressure and tanker use.
- The approach road. It varies a lot between projects, even within the same area. Drive it at peak hour.
- In Punawale, the garbage depot question. PCMC dropped a planned depot on reserved land in Punawale, but in July 2026 some corporators raised reviving it. Check the latest position and how close the flat is to that land.
- Highway noise. In Ravet especially, flats close to the expressway or bypass are convenient but can be noisy.
- The Red Zone, in Ravet. Ask for written confirmation that the project is outside the Dehu Road Red Zone, or what limits apply if it's inside. Don't rely on the sales team's word.
- The Occupancy Certificate. For your specific wing, and the project's record on MahaRERA.
Check the OC for your wing before you pay.
How to Check an Occupancy CertificateWhich one should you choose?
- Work in Hinjewadi and want the shortest drive? Tathawade.
- Want a newer society with full amenities on a tighter budget? Punawale.
- Work in Pimpri-Chinchwad, travel to Mumbai often, or want established schools nearby? Ravet.
- Can stretch your budget for better-developed roads and malls? Look at Wakad too.
