This calculator gives you a general idea of the home loan you could be eligible for. Your actual eligibility is decided by the bank or housing finance company, based on RBI guidelines and its own lending rules. Lenders also look at your credit score, employer, job stability, age, existing loans, the property's value and its legal checks, and many set their own limits on how much of your income can go to EMIs. The amount you're finally offered may be higher or lower than this estimate.

How We Estimate Your Home Loan Eligibility

1. Your EMI limit

Banks cap all your EMIs at a share of your take-home income, called FOIR. We start with 50%, a common figure for salaried borrowers, and subtract the EMIs you already pay.

2. Loan from that EMI

Using the interest rate and tenure, we work out the largest loan that EMI can repay. Your tenure is shortened if the loan would run past retirement age.

3. Property budget

RBI rules let banks fund up to 90%, 80% or 75% of a property's value depending on the loan size. We use that to show the property budget and the own funds you'd need.

Home Loan Eligibility FAQs

What is home loan eligibility?+

Home loan eligibility is the maximum amount a bank or housing finance company is willing to lend you. It depends mainly on your income, your existing EMIs, your age, your credit score, the interest rate and tenure, and the value of the property you're buying.

How is home loan eligibility calculated?+

Banks start with how much EMI you can afford. Most cap your total EMIs, including the new home loan, at around 50% of your net monthly income (called FOIR), with higher limits for bigger incomes. They then work backwards from that EMI, using the interest rate and tenure, to get the loan amount. The loan is also capped by the RBI's loan-to-value limits and by your age at the end of the loan.

How do I use this home loan eligibility calculator?+

Choose salaried or self-employed, then enter your net monthly income, any co-applicant's income, the EMIs you already pay, your age, the interest rate and the tenure you'd like. The calculator instantly shows an estimated loan amount, a typical range across lenders, the EMI, and the property budget and own funds that loan supports. You can change any figure to see how your eligibility moves.

What factors affect home loan eligibility?+

The main ones are your income and its stability, your existing EMIs and credit card dues, your age and years left until retirement, your credit score and repayment history, your employer or business track record, the interest rate and tenure, any co-applicant's income, and the property's value and legal status. Each lender weighs these according to its own credit policy.

What is FOIR in a home loan?+

FOIR stands for Fixed Obligations to Income Ratio. It's the share of your monthly take-home income that can go towards all your EMIs, including the new home loan. Many lenders use about 50% for salaried borrowers and allow 55% to 65% for higher incomes, but every lender sets its own limit.

Is home loan eligibility based on gross or net salary?+

It varies by lender. Some calculators ask for gross monthly income, while many banks assess FOIR on your net take-home pay after tax and deductions. This calculator uses net income, which gives a more conservative estimate. Regular bonuses or variable pay may be counted if they show up consistently in your payslips and ITRs.

How much home loan can I get on a ₹50,000 salary?+

With a take-home salary of ₹50,000 a month, no other EMIs and a 50% FOIR, you could be eligible for roughly ₹31 lakh over 20 years or about ₹36 lakh over 30 years at 7.5%. Your lender's own rules, your credit score and the property can change this.

How much home loan can I get on a ₹1 lakh salary?+

With a take-home salary of ₹1 lakh a month, no other EMIs and a 50% FOIR, you could be eligible for roughly ₹62 lakh over 20 years at 7.5%, or about ₹71 lakh over 30 years. The bank's own policy, your credit score and the property can change this.

What is the minimum salary and age for a home loan?+

Minimums vary by lender. Most lend to applicants aged about 21 to 65, and want the loan repaid by around 60 for salaried borrowers and 65 to 70 for self-employed borrowers. Minimum income requirements also differ. HDFC Bank, for example, lists ₹10,000 a month for salaried applicants and ₹2 lakh a year for self-employed applicants. Check the criteria with your lender.

Why does my age affect home loan eligibility?+

Most lenders want the loan repaid by retirement. The older you are when you apply, the shorter the tenure you'll be offered, and a shorter tenure means a smaller loan for the same EMI. Adding a younger earning co-applicant can help.

Does adding a co-applicant increase my home loan eligibility?+

Yes. Lenders add the incomes of all earning co-applicants, so a working spouse or parent can increase how much you can borrow considerably. Their existing EMIs and credit history are checked too.

Can I get a home loan if I already have other loans?+

Yes, but your existing EMIs reduce how much you can borrow, because they count towards your FOIR. For example, a ₹15,000 car loan EMI can cut your eligibility by around ₹18 lakh over 20 years. Closing small loans before you apply can make a big difference.

What credit score do I need for a home loan?+

There's no single cut-off, but a score of 750 or above is generally seen as strong and gets you the best rates. A lower rate also means a bigger loan for the same EMI. Below about 650 to 700, many lenders offer a higher rate or a smaller loan, or ask for a co-applicant.

How is home loan eligibility calculated for self-employed borrowers?+

Lenders use the income shown in your ITRs, usually an average of the last two or three years, rather than a salary slip. Most also want your business to have been running for at least three years. Because declared income is often lower than actual cash flow, filing ITRs that reflect your real income is the best way to improve your eligibility.

Does the property value limit how much I can borrow?+

Yes. RBI rules let banks lend up to 90% of the property's value for loans up to ₹30 lakh, 80% for loans between ₹30 lakh and ₹75 lakh, and 75% above that. So even if your income supports a bigger loan, the amount is capped by the property's value, and you'll need the rest as a down payment, plus about 7% for stamp duty and registration in Pune.

Why might the bank offer me less than this calculator shows?+

The bank may use a lower FOIR, a higher interest rate for your credit score, a shorter tenure, or count only part of your variable income. It may also value the property lower than the price you agreed. That's why this calculator shows a range, and why the final amount is always set by the lender.

Is this eligibility calculator result a loan approval?+

No. It's an indicative estimate to give you a general idea. The bank or housing finance company decides your actual eligibility using its own credit policy and RBI rules, after checking your credit score, income documents, employer, existing loans and the property itself.

How can I increase my home loan eligibility?+

Add an earning co-applicant, choose a longer tenure if your age allows, close small loans such as a car or personal loan before applying, keep credit card balances low and improve your credit score. Declaring all regular income in your ITR also helps, especially if you're self-employed.
