Buying in West Pune: common questions

Which areas count as West Pune?+

There is no official boundary, but buyers usually mean the belt from Kothrud, Bavdhan and Aundh out to Baner, Balewadi and the Hinjewadi IT park, plus the Pimpri-Chinchwad side of that corridor: Wakad, Tathawade, Punawale, Ravet and Pimple Saudagar.

Does it matter whether a flat is in PMC, PCMC or PMRDA?+

Yes, in a few ways. Stamp duty is the same 7% (6% for a woman buying in her sole name) in both PMC and PCMC, but property tax rates, water supply and civic services differ between the two corporations. Most of Hinjewadi is outside both, in gram panchayat areas under PMRDA, where stamp duty and property tax can differ again. Confirm the civic body for the specific society before you buy.

Which West Pune area is best for working in Hinjewadi?+

Hinjewadi itself and Wakad are closest to the IT park. Tathawade, Punawale and Ravet are a little further out and usually cost less. Baner and Balewadi are across the highway and suit people who want a more established neighbourhood. Line 3 of the metro, once it opens, will link Hinjewadi with Wakad, Balewadi, Baner and Aundh.

Why buy a ready-to-move flat rather than an under-construction one?+

You can see exactly what you are buying, check the Occupancy Certificate, move in or rent it out straight away, and avoid the risk of construction delays. A completed flat with an Occupancy Certificate also attracts no GST, which is charged on under-construction flats.
