Stamp Duty FAQs

What is the stamp duty on a flat in Pune in 2026?+

Within PMC and PCMC limits, stamp duty is 7% of the property value: 5% stamp duty, 1% local body tax (LBT) surcharge and 1% metro cess. A woman buying in her sole name pays 6%. Registration is a further 1%, capped at ₹30,000. These are the rates as of October 2026; the state government can revise them.

Is stamp duty charged on the agreement value or the ready reckoner rate?+

On whichever is higher. The government publishes a ready reckoner (RR) value for every area each year. If your agreement value is below the ready reckoner value of the flat, stamp duty is charged on the ready reckoner value instead. You can check ready reckoner rates on the IGR Maharashtra website.

How much stamp duty do women pay in Pune?+

6% instead of 7% in PMC and PCMC, when the flat is bought in a woman's sole name or jointly by women only. On a ₹1 crore flat that saves ₹1 lakh. If a man is a co-owner, plan for the full 7%: practice on joint ownership varies, so confirm the rate with the sub-registrar or your lawyer before registering.

What are the registration charges in Pune?+

1% of the property value, capped at ₹30,000. So for any flat above ₹30 lakh, registration is a flat ₹30,000. It is paid along with stamp duty at the time of registering the sale deed at the sub-registrar office.

Is stamp duty different for a resale flat?+

No. A resale flat and a new flat pay the same stamp duty and registration rates. The only difference is who you buy from. For a resale flat, also budget for the society's transfer charges and any pending dues the seller must clear.

Do I pay GST on a ready-to-move flat?+

No GST is charged on a completed flat that is sold after the occupancy certificate (OC) has been issued, whether new or resale. GST applies to under-construction flats. Stamp duty and registration still apply in both cases.

How do I pay stamp duty in Maharashtra?+

Online through GRAS, the Maharashtra government's payment system linked from the IGR Maharashtra portal, or through e-stamping at authorised banks and vendors. Keep the payment receipt; it is needed at the sub-registrar office when the sale deed is registered.

Does this calculator work for Hinjewadi?+

Not exactly. Most of Hinjewadi, Maan and Marunji are outside PMC and PCMC limits, in gram panchayat areas under PMRDA, so the surcharges and rate there can differ. Check with the builder, your lawyer or the sub-registrar for the specific property.
