Wakad, Pune: 2026 Locality Guide to Prices, Rent, Metro and Living

Ask people who work in Hinjewadi where they live, and "Wakad" is one of the most common answers. It sits right next to the IT park, has had time to grow its own schools, hospitals, malls and restaurants, and now has its own station on the Hinjewadi to Shivajinagar metro. That popularity comes at a price. On average Wakad costs about as much as Hinjewadi, and near Datta Mandir Road it's often more than Hinjewadi Phase 1. Traffic on its main roads is a daily complaint. This guide covers what it really costs to buy or rent in Wakad, how the metro changes things, and who it suits best.

Quick summary

  • Location: in Pimpri-Chinchwad (PCMC), between Hinjewadi and Baner, on both sides of the Mumbai–Bengaluru highway. Pin code 411057.
  • Average price: about ₹12,200 per sq ft in registered sales over the past year, close to the Hinjewadi average. New 3BHKs near Datta Mandir Road cost more than those in Phase 1.
  • Typical prices: 2BHK ₹85 lakh to ₹1.3 crore; 3BHK ₹1.2 to ₹2.2 crore in current and recent projects.
  • Rent: about ₹28,000 to ₹35,000 a month for a 2BHK and ₹38,000 to ₹52,000 for a 3BHK.
  • Metro: Wakad Chowk is an open station on Line 3. Passenger services started on 4 November 2026, with trains running between Maan and District Court.

Where is Wakad, and why is it so popular?

Wakad lies in the north-west of Pune, inside PCMC limits. To the west is Hinjewadi and the Rajiv Gandhi Infotech Park, and to the south across the river is Baner and Balewadi. The Mumbai–Bengaluru highway runs through it, with Datta Mandir Road, Kaspate Wasti and Shankar Kalat Nagar on one side and Bhumkar Chowk and the Tip Top Hotel stretch on the other. The highway also gives quick access to the Mumbai–Pune Expressway. Twenty years ago it was mostly farmland. The IT boom in Hinjewadi changed that, and Wakad filled up with housing for the people working there. Because it developed earlier than most areas around Hinjewadi, it now has more of what families look for: established schools, hospitals, supermarkets, malls and a busy restaurant scene.

Wakad property prices in 2026

Average price per sq ft from registered sales in 2026: Hinjewadi Phase 2 ₹10,500, Phase 3 ₹11,650, Wakad ₹12,200, Hinjewadi overall ₹12,250, Baner ₹13,000, Phase 1 ₹13,450

Prices in Wakad have caught up with Hinjewadi. Registered sales over the past year averaged about ₹12,200 per sq ft, based on more than 1,600 transactions. That average mixes older resale flats with new towers, and it hides a clear gap between the two sides of the highway.

Rent in Wakad

Rental demand in Wakad is strong all year, driven by IT professionals who want to be close to Hinjewadi without living right inside the IT park. Typical asking rents in gated societies are:

Flat typeMonthly rent (typical)
1BHK₹15,000 – ₹25,000
2BHK₹28,000 – ₹35,000

Living in Wakad: pros and cons

What people like:

  • Close to Hinjewadi, with a quick drive or a metro ride to work.
  • Well-developed social life: Phoenix Mall of the Millennium, Lifepoint Multispecialty Hospital, and schools such as Indira National School and Akshara International School are all close by.
  • Large choice of gated societies and ready-to-move flats.
  • Strong rental demand, which helps if you ever need to rent out your flat.
  • Easy access to the highway and expressway for trips to Mumbai.

What people complain about:

  • Heavy traffic at Wakad Chowk, Bhumkar Chowk and the roads towards Hinjewadi at peak hours.
  • Water: in October 2026 some societies reported muddy PCMC supply and fell back on tankers, and supply can be patchy in summer.
  • Waterlogging on the highway near Wakad during heavy monsoon rain, as in July 2026, which jams traffic towards Hinjewadi.
  • Prices have reached Hinjewadi levels, and near Datta Mandir Road they've passed Phase 1, so it's no longer the budget option.

Nearby areas to consider: Punawale, Tathawade and Ravet

If Wakad is beyond your budget, the areas just north of it are worth a look. Punawale, Tathawade and Ravet have a lot of newer supply, generally at lower prices than Wakad, and are close to the highway and expressway. The trade-off is that shops, schools and roads there are still developing, and they're a little further from Hinjewadi and the metro.

Is Wakad a good place to buy a flat in 2026?

If you work in Hinjewadi or anywhere along the Line 3 corridor and want a settled neighbourhood rather than a work-in-progress, Wakad is one of the safest choices in west Pune. The metro makes it even easier to live in, especially for flats within walking distance of Wakad Chowk station. It's less of a bargain than it was. If your priority is the lowest price per square foot, Hinjewadi Phase 2 or Punawale will stretch your budget further. But for families who want schools, hospitals and daily conveniences on their doorstep, Wakad's extra cost is often worth it.

Why more people working in Pune's IT parks are skipping new launches.
