Hinjewadi Metro Line 3: What It Means for Property Prices and Growth in 2026
12 October 2026 · 9 min read · Updated 25 October 2026

Ask anyone who works in Hinjewadi about their commute and you'll get a long sigh before you get an answer. For years, the drive from Shivajinagar or Aundh to the IT park has been one of the worst in Pune. The Hinjewadi metro, Pune Metro Line 3, is meant to fix that, and after several missed deadlines, it's finally close. Trains have been running daily trials, 17 of the 23 stations have been cleared by the metro safety commissioner, and the line is waiting only for its inauguration date. Here's where things stand, how the metro could change daily life and property prices in Hinjewadi, and what it means if you're thinking of buying a flat there.
Quick summary
- Route: 23.3 km, fully elevated, 23 stations from Maan (Hinjewadi Phase 3) to District Court via Wakad, Balewadi, Baner, Aundh, University and Shivajinagar.
- Status: 17 stations cleared for passengers; daily trial runs underway. The inauguration expected during the Prime Minister's 3 November visit was postponed, and no new date had been confirmed as of 25 October 2026.
- Travel time: about 35 to 40 minutes from Hinjewadi to Shivajinagar, against an hour or more by road at peak times.
- Connections: change for the Purple Line at Shivajinagar, and for the Purple and Aqua Lines at District Court.
- Property impact: the biggest gains usually go to homes within walking distance of a station, not to the whole area.
Hinjewadi metro start date: where things stand
The Hinjewadi–Shivajinagar metro was originally meant to open in 2023. It then slipped to December 2025, March 2026, mid-2026 and September 2026. Each time, the target moved a little further. The good news is that the work is now almost done. In July 2026, the Commissioner of Metro Rail Safety cleared the first 12 stations, from Maan to the R K Laxman Museum in Balewadi. On 30 September, PMRDA's Metropolitan Commissioner Dr Abhijit Chaudhari said 17 stations had been approved and that all preparations were in place to start operations, with the inauguration date to be decided at a higher level. As of 9 October, trains were running daily trials with around 90 loco pilots trained and 20 coaches delivered, but no start date had been announced. The opening was then expected during Prime Minister Narendra Modi's visit to the Pune district on 3 November, but that visit was postponed in late October. 16 November has been mentioned as a possible new date, but neither the visit nor the metro inauguration has been officially confirmed. The remaining six stations, towards Shivajinagar and District Court, will open once they clear their own safety checks. So the most likely first step is a partial opening from Maan towards Balewadi and Baner, with the full line to follow.

Line 3 is Pune's first metro built as a public-private partnership. A Tata Realty and Siemens joint venture, Pune IT City Metro Rail Ltd, designed, built and financed it, Keolis will run it, and PMRDA owns it. The approved project cost is ₹8,313 crore. Official projections expect about 95,000 riders a day in 2027, rising to 1.58 lakh by 2037.
How much time will the Hinjewadi metro save?
At peak hours, driving between Shivajinagar and Hinjewadi often takes an hour, and on bad days closer to 90 minutes. The metro is expected to cover the full route in about 35 to 40 minutes, every day, regardless of traffic. That changes where people can realistically live. Today, many Hinjewadi employees rent in Hinjewadi or Wakad just to avoid the drive. Once the metro opens, someone working in Phase 2 could live in Baner or Aundh and still have a predictable commute. That works both ways, too: people who live in Hinjewadi get a direct, reliable link to the University, Shivajinagar and the rest of Pune's metro network.
Will the metro fix Hinjewadi's traffic?
It will help, but on its own it won't fix everything. In early September 2026, IT employees, residents and local groups held a silent march at the Rajiv Gandhi Infotech Park about broken roads, water shortages and daily traffic jams. One of their main demands was that the metro open quickly. The authorities are also working on the roads. On 17 September, the district collector identified six major roads in the IT corridor for widening and new links, with construction set to start from 1 December 2026 once enough land has been acquired. If both the metro and these roads arrive on time, 2027 could be the first year in a long time that getting in and out of Hinjewadi feels manageable. The honest view is that the metro solves the long-distance commute along one corridor. Getting from a station to your office, especially in the larger campuses, will still depend on last-mile buses, autos and walking routes. Before you buy, check how far the flat and the office are from their nearest stations.

How will the metro affect Hinjewadi property prices?
You'll see a lot of confident numbers online, like "homes near metro stations rise 25% a year". Most of them come from developers selling projects near those stations. We looked for a proper study of how Pune's first two metro lines affected property prices and couldn't find one. The one academic paper we found reported a mixed picture, with some areas rising and others not. What does seem consistent, in Pune and in other Indian cities, is this:
- Walking distance matters most. Flats within about 500 metres to 1 km of a station tend to command the clearest premium, both in price and in rent.
- Much of it is priced in early. Prices tend to move when a line is announced and again as it nears completion. By opening day, some of the increase has already happened.
- Rental demand is often the first to change. Tenants pay for an easy commute straight away, so rents near stations can move faster than sale prices.
- The rest of the area still has to work. Roads, water and civic services still affect value. The metro can't make up for a building with poor access or water problems.
Prices have moved up a lot in the last few years, and they're higher than many listing sites suggest. Listing averages include plenty of older resale flats and often quote prices on super built-up area, which pulls the per-sq-ft figure down. The chart below uses the average price in registered sales over the past year, which is a better guide to what buyers are actually paying.

And here's what a 2BHK or 3BHK typically costs in current and recent projects:
| Area | 2BHK price range | 3BHK price range |
|---|---|---|
| Hinjewadi Phase 1 | ₹80 lakh – ₹1.3 crore | ₹1.3 – ₹2 crore |
| Hinjewadi Phase 2 | ₹80 lakh – ₹1.25 crore | ₹1 – ₹1.9 crore |
| Hinjewadi Phase 3 | ₹80 lakh – ₹1.1 crore | ₹1.15 – ₹1.75 crore |
| Hinjewadi overall | ₹80 lakh – ₹1.3 crore | ₹1.1 – ₹2 crore |
| Wakad | ₹85 lakh – ₹1.3 crore | ₹1.2 – ₹2.2 crore |
Price per sq ft: average of registered sales over the past 12 months, from 99acres (based on state registration data; 1,374 sales in Hinjewadi and 1,603 in Wakad). Price ranges: current price lists and listings for projects such as Godrej Hinjewadi, Lodha Panache, Shapoorji Joyville, K Raheja Vistas, Saheel Landmarc, Kalpataru Exquisite and Ajwani Wakad, checked October 2026. Registered prices are usually on carpet area.
Rent in Hinjewadi: what tenants pay
Hinjewadi has always had strong rental demand because of the IT workforce, and the metro should add to it. Current asking rents vary a lot by phase and building age.
- 2BHK in Hinjewadi Phase 3: around ₹14,000 to ₹18,000 a month.
- 2BHK in Wakad: around ₹22,000 to ₹35,000 a month.
- 3BHK in Wakad: around ₹35,000 to ₹55,000 a month.
Asking rents from 2026 portal listings. Actual rents depend on the building, furnishing and distance from the IT park.
Hinjewadi Phase 1, 2 and 3: which part suits you?
Hinjewadi Phase 1 is the oldest and most developed part of the IT park, closest to Wakad and the Mumbai–Bengaluru highway. It has the most established residential projects, schools and shops, and the highest prices. The Hinjawadi Phase I and Shivaji Chowk stations serve this area. Hinjewadi Phase 2 is home to some of the largest IT campuses, with more mid-priced housing nearby. Two stations are planned along Phase 2's main road, which should make a real difference to the daily commute for people working here. Hinjewadi Phase 3 and Maan are the newest part, at the western end of the line. A lot of new supply from big developers has come up here, and registered prices now sit between Phase 2 and Phase 1. Civic infrastructure is still catching up. Living near the first station also means a better chance of getting a seat on the morning train. Wakad, Punawale and Tathawade aren't strictly Hinjewadi, but they're where a large share of Hinjewadi's workforce lives. Wakad has its own station on Line 3 and better-developed social infrastructure, which is why it often costs more than parts of Hinjewadi itself.
Should you buy a flat in Hinjewadi now or wait?

If you work anywhere along the Line 3 corridor, the case for buying now is strongest when you can find a flat within walking distance of a station at a price that hasn't fully caught up yet. Rental demand from IT tenants near stations tends to rise first, so investors benefit early too, and a ready-to-move flat lets you inspect, register and move in straight away without construction risk. Our post on why more Pune IT professionals are choosing ready-to-move homes goes into this in more detail. Waiting makes more sense if you're considering an under-construction project that depends on roads or water connections that aren't there yet, or a flat far from any station, where the metro won't change much. Some buyers also prefer to see how the first few months of service actually go before committing. Either way, keep an eye on the cost of the loan. Home loan rates went up after the RBI's October repo rate hike, so compare lenders before you sign. Our Home Loan Interest Rates 2026 post has the latest numbers.
How to choose a flat near the Hinjewadi metro
- Walk the route. Check the actual walking distance from the building to the nearest station, not the distance on a brochure.
- Check both ends of your commute. A station near your home only helps if there's one near your office too.
- Look at noise and privacy. Line 3 is elevated. Flats directly facing the viaduct can be noisier and less private than ones a street away.
- Confirm the basics. Ask about water supply, road access in the monsoon and the building's Occupancy Certificate.
- Compare rents nearby. If you're investing, ask local agents what similar flats near the station rent for today.

Does the Hinjewadi metro connect to other Pune metro lines?
Yes. You can change to the Purple Line at Shivajinagar, and to both the Purple and Aqua Lines at District Court, which connects you to PCMC, Swargate, Vanaz and Ramwadi.
Who built and runs Pune Metro Line 3?
It's a public-private partnership. Pune IT City Metro Rail Ltd, a Tata Realty and Siemens joint venture, designed, built and financed the line. Keolis operates it, and PMRDA owns it. The approved project cost is ₹8,313 crore.
Will property prices in Hinjewadi go up because of the metro?
Flats within walking distance of a station are likely to benefit most, through both higher demand from buyers and tenants and better resale value. Areas far from a station will see less effect. Much of the expected increase tends to be priced in before a line opens, so don't assume a sudden jump on opening day.
What is the price per sq ft in Hinjewadi?
Registered sales over the past year averaged about ₹12,250 per sq ft across Hinjewadi, from about ₹10,500 in Phase 2 to about ₹13,450 in Phase 1. Listing sites often show lower averages because they include older resale flats and use super built-up area. A 2BHK in a current project typically costs ₹80 lakh to ₹1.3 crore, and a 3BHK ₹1.1 crore to ₹2 crore.
What is the rent for a 2BHK in Hinjewadi?
Asking rents for a 2BHK in Hinjewadi Phase 3 are around ₹14,000 to ₹18,000 a month. In nearby Wakad, a 2BHK typically rents for ₹22,000 to ₹35,000. Flats close to metro stations may command more once the line opens.
Is Hinjewadi or Wakad better to buy in?
Registered prices are now similar, at about ₹12,200 to ₹12,250 per sq ft in both. Wakad has more developed shops, schools and roads. Hinjewadi puts you closer to the IT campuses, and Phase 2 is the most affordable part at about ₹10,500 per sq ft. Both are on Line 3, so the choice comes down to budget, lifestyle and how close you want to be to your office.
Will the Hinjewadi metro solve the traffic problem?
It will take a lot of commuters off the main road between Hinjewadi and Shivajinagar, but it won't fix everything. Local roads, last-mile connections and water supply are separate problems. The district administration plans to start work on six major roads in the IT corridor from December 2026.
