Stamp Duty and Registration Charges in Pune 2026: Rates, Examples and How to Pay

After the down payment, stamp duty is the biggest cheque you'll write when you buy a flat in Pune. On a ₹1 crore home, it comes to about ₹7 lakh, and banks won't include it in your home loan. So it's worth knowing exactly how it's worked out, and the legal ways to pay less.

Quick summary

  • Stamp duty in PMC and PCMC areas: 7% of the property value for men or joint male buyers, 6% if the flat is registered only in a woman's name.
  • Registration fee: 1% of the value, capped at ₹30,000. For almost every flat in Pune, that means ₹30,000.
  • It's charged on the higher of the price in your agreement and the government's ready reckoner value.
  • Ready reckoner rates for 2026-27 weren't increased. The state kept them at 2025-26 levels from 1 April 2026.
  • Same rate for new and resale flats. No GST on ready-to-move or resale flats, but stamp duty applies to both.

Stamp duty rates in Pune for 2026

In the Pune and Pimpri-Chinchwad municipal areas, stamp duty adds up to 7% for most buyers. It's made of three parts: the basic 5% stamp duty, a 1% surcharge in place of local body tax, and a 1% metro cess.

What makes up 7% stamp duty in Pune: 5% stamp duty plus 1% local body tax surcharge plus 1% metro cess; on a ₹1 crore flat that is ₹5 lakh + ₹1 lakh + ₹1 lakh = ₹7 lakh
BuyerStamp dutyRegistration feeTotal (approx.)
Man, or man and woman jointly7%1%, max ₹30,0007% + ₹30,000
Woman only (or two or more women)6%1%, max ₹30,0006% + ₹30,000
PMRDA and gram panchayat areas (such as most of Hinjewadi)Confirm with the sub-registrar1%, max ₹30,000Confirm before you budget

These rates apply inside PMC and PCMC limits. Parts of the city's growth belt, including most of Hinjewadi, fall under PMRDA and gram panchayats instead, where the make-up of the charge can differ. If your flat is outside PMC or PCMC, confirm the exact rate with the sub-registrar or on the IGR Maharashtra website before you budget, rather than relying on a quoted figure.

How much stamp duty will you pay? Worked examples

Ready reckoner rate: why it matters

The ready reckoner rate, also called the RR rate or annual statement of rates, is the government's minimum value for property in each area, per square metre. Stamp duty is charged on whichever is higher: the price in your agreement or the ready reckoner value of the flat. So if you negotiate a great price that's below the ready reckoner value, you'll still pay stamp duty on the ready reckoner value. In most of Pune, market prices are well above ready reckoner rates, so this mainly affects older resale flats and outlying areas. For 2026-27, the Maharashtra government kept ready reckoner rates unchanged from 1 April 2026, after a widely expected 4% to 5% increase didn't happen. That means the rates set in April 2025 still apply. You can look up the rate for any survey number on the IGR Maharashtra website.

Can stamp duty be added to your home loan?

No. Banks lend against the property's value, and RBI rules don't let them include stamp duty and registration in that value when the flat costs more than ₹10 lakh. You'll need to pay these from your own money, on top of the down payment. Budget roughly 7% plus another 1% to 2% for legal, society and moving costs.

Legal ways to pay less stamp duty

Stamp duty in Pune for men vs women on a ₹1 crore flat: ₹7,30,000 for a man or joint buyers versus ₹6,30,000 for a woman alone, a saving of ₹1,00,000
  • Register the flat in a woman's name. A flat registered only in a woman's name gets a 1% concession. On an ₹80 lakh flat, that's ₹80,000. The old rule that she couldn't sell to a man for 15 years was removed in 2023.
  • Take a genuine builder offer. During festive seasons, some builders pay the stamp duty and registration for you. Check that the agreement price hasn't been raised to cover it.
  • Don't under-declare. Showing a lower price and paying the difference in cash is illegal, the sub-registrar will charge on the ready reckoner value anyway, and you'll pay more capital gains tax when you sell.

How to pay stamp duty and register a flat in Pune

Four steps to pay stamp duty and register a flat in Pune: pay online, book a sub-registrar slot, attend in person, sign and give biometrics
  • Pay online through the state's GRAS portal (gras.mahakosh.gov.in) or e-SBTR at an authorised bank. Keep the challan.
  • Book an appointment with the sub-registrar office for your area through the IGR Maharashtra website.
  • Attend in person with the buyer and seller (or their power of attorney holders), two witnesses, original ID proofs, PAN cards, photographs and the payment challan.
  • Biometrics and signatures are taken at the office, and the registered document is usually ready the same day or soon after.

For new flats, many builders handle the appointment and paperwork for you. Many Pune developers can also register the first-sale agreement online from their own office, through the IGR's e-registration system for builders, so you may not need to visit the sub-registrar at all. Ask your builder whether they offer it, and to confirm the date in writing.

Stamp duty on a resale flat

The rates are the same for a resale flat. The difference is that you pay stamp duty on the higher of the agreed price and the ready reckoner value, and you'll also have the society's transfer fee, which Maharashtra caps at ₹25,000. If the price is ₹50 lakh or more, you must also deduct 1% TDS from the payment to a resident seller and deposit it with the tax department.

Other charges to budget for

  • Society charges for a new flat: maintenance deposit, share money and membership fee.
  • MODT stamp duty if you take a home loan, payable when you deposit your title deed with the bank.
  • Legal fees for a title check, and the bank's processing, legal and valuation fees.
  • Society transfer fee for a resale flat, capped at ₹25,000.
