Is Pune Really Oversupplied? Here's What the Numbers Say

You've probably seen the headlines. Pune has thousands of unsold homes piling up, so prices should be falling any day now. But go to a ready-to-move project in Hinjewadi, Baner or Kharadi and ask for a discount. You won't get one. So what's actually going on? We checked the real numbers before repeating that story, and Pune isn't oversupplied the way people assume. If anything, ready-to-move homes are the one thing that's actually running short.
What "oversupply" even means
There's a simple measure analysts use for this, called Quarters-to-Sell. It asks how many 3-month quarters it would take to sell off every unsold home in the city at today's sales pace. A high number means homes are piling up. A low number means they're moving fast. Pune's number right now is about 4 quarters, the lowest of any major Indian city. That's not a warning sign. That's a market working well.
What the numbers actually show
Here's what independent research firms reported for the first half of 2026:

So why does the "unsold homes" number keep climbing if Pune is selling this fast? Because builders are launching new projects even faster than buyers can soak them up. That's a story about how many cranes are in the ground, not about finished flats nobody wants. One thing we couldn't pin down: exactly how much of that unsold pile is fully built and ready versus still being built. No source we could find breaks that number out for Pune specifically, so we're not going to guess at it.
Why ready-to-move usually costs a bit more
It's not just marketing. There are a few real reasons. You're not betting on a stuck project. Maharashtra's real estate regulator, MahaRERA, has 1,244 Pune projects formally marked "under abeyance" right now, meaning all further sales are frozen until the builder sorts out whatever went wrong. A flat that's already built and has its Occupancy Certificate simply can't end up on that list. You also pay less tax. Under-construction flats above the affordable-housing price band carry 5% GST. Once a project gets its Occupancy Certificate, that tax disappears entirely. On an ₹80 lakh flat, that's ₹4 lakh back in your pocket. And construction only gets more expensive over time — steel, cement, labour all rise year on year. That puts a floor under what a finished flat is worth. Builders don't have much room to discount something that's already standing.

But isn't under-construction cheaper?
Sometimes, on paper. A builder might quote ₹75 lakh for an under-construction flat against ₹80 lakh for an identical one that's ready today. But add up what you pay while you wait, and that ₹5 lakh discount often disappears. Here's a simple example (the rent and wait-time figures are assumptions to show the logic, not real market averages — swap in your own numbers):

In this example, the "cheaper" flat ends up costing almost ₹12 lakh more once you add it all up. And that's before the stress of an actual delay.
Does East or West Pune matter?
A bit, yes. Pune's two big job corridors pull buyers in different directions, so it helps to know roughly where each one is if you're not from the city. West Pune — Baner, Hinjewadi, Wakad — is the older, established IT belt, built around Rajiv Gandhi Infotech Park and close to the Mumbai-Pune Expressway. It's had steady demand from IT professionals for years. East Pune — Kharadi, Hadapsar, Viman Nagar — is newer but growing fast, driven by corporate offices, EON IT Park, and being close to the airport. Demand here has picked up quickly, especially for bigger, premium flats. One honest caveat: you'll sometimes see specific rental-yield numbers attached to these areas, like "3.5–5%". We couldn't trace those to any real source, so treat them as guesses until a local broker confirms them with actual transaction data.
