Buying a Flat This Diwali 2026? How to Tell a Real Festive Offer From a Gimmick
12 October 2026 · 8 min read · Updated 24 October 2026

Every October, Pune's hoardings change overnight. "Zero stamp duty." "Free modular kitchen." "Pay 10% now, nothing till possession." Dhanteras falls on Friday 6 November this year and Lakshmi Puja on Sunday 8 November, and for many families that's the moment they've been waiting for to sign on a new home. Some festive offers genuinely save you lakhs. Others save you a few thousand rupees and cost you much more later. This guide shows you how to tell them apart, what this year's Pune market means for your bargaining power, and how to actually be in your new home by Diwali.
Quick summary
- Dates: Dhanteras is Friday 6 November 2026, Lakshmi Puja is Sunday 8 November, Padwa is Tuesday 10 November and Bhaubeej is Wednesday 11 November.
- Your bargaining power is better than usual. Pune's new-home sales were down 6% year on year in July to September 2026, after a 15% drop the quarter before.
- Offers worth having: stamp duty and registration paid by the builder, no floor-rise charge, free covered parking, and waived maintenance or club charges.
- Offers to be careful with: "pay 10% now" subvention schemes, discounts given only in cash, and free gifts that replace a real price cut.
- Want to move in by Diwali? With about two weeks left, that's only realistic for a ready-to-move flat with an Occupancy Certificate and a loan that's already sanctioned (or no loan at all). Otherwise, book on Dhanteras and plan the griha pravesh for a later muhurat.
Why this Diwali is a better time to negotiate in Pune
Pune has had a slower year than most big cities. ANAROCK reported that new-home sales fell 15% in April to June 2026, the steepest drop among India's top seven cities. July to September was better, with sales up 20% on the previous quarter, but still 6% lower than the same quarter last year at 15,690 homes. PropEquity, which counts sales differently, put Pune's fall at 16%. At the same time, builders have kept launching: 18,730 new homes in July to September, up 47% on the previous quarter. That combination means more developers are chasing fewer buyers this festive season, and they know it. Prices haven't fallen, though. ANAROCK puts Pune's average at about ₹8,420 per sq ft, up 4% to 6% on a year earlier. So the room to negotiate is on everything around the price: charges, extras and payment terms.
| Quarter (2026) | Pune new-home sales | Change vs a year earlier |
|---|---|---|
| April to June | 13,090 | Down 15% |
| July to September | 15,690 | Down 6% (up 20% on the previous quarter) |

One thing works against buyers this year: the cost of borrowing. The RBI raised the repo rate to 5.50% on 7 October, and banks have passed it on. SBI's home loans now start at 7.50%, up from 7.25%, most public sector banks have raised rates by the same 0.25%, and HDFC Bank starts at 8.00%. So a good festive deal on the flat matters even more, because your EMI will be a little higher than it would have been in September. Our Home Loan Interest Rates 2026 post has the latest rates.
Festive offers that actually save you money

Put a rupee value on every offer before you compare them. Here's how the common ones usually stack up on a ₹90 lakh flat in Pune:
| Offer | What it's usually worth | What to check |
|---|---|---|
| Stamp duty and registration paid by builder | About ₹6.6 lakh (7% duty plus ₹30,000 registration) | Is it paid by the builder directly, or "adjusted" by raising the agreement price? |
| No floor-rise charge | ₹50,000 to ₹3 lakh, depending on the floor | Only matters if the project normally charges floor rise. Ask for the standard price list. |
| Free covered car parking | ₹1.5 lakh to ₹5 lakh for stilt or podium parking, more for basement | Get the parking number written into the agreement. |
| Maintenance or club charges waived | ₹40,000 to ₹2.5 lakh for 12 to 24 months | Check how many months, and that the society can't bill you later. |
| Modular kitchen, ACs or appliances | ₹1 lakh to ₹4 lakh | Brand, model and installation written into the agreement, not a brochure. |
| Gold coin or gadget on booking | ₹10,000 to ₹50,000 | Nice, but never a reason to choose one flat over another. |
Typical ranges from 2026 Pune buyer guides, not quotes from a specific project: parking ₹1.5–3 lakh stilt, ₹2.5–5 lakh podium and ₹3–8 lakh basement; floor rise ₹25–150 per sq ft per floor; maintenance ₹3–8 per sq ft a month, usually collected 12 to 24 months in advance.
The best offers reduce money you would definitely have paid. Stamp duty is the biggest of these, which is why "zero stamp duty" is the most common headline. Just make sure the agreement value isn't quietly raised to cover it, because then you pay it anyway, plus a little extra stamp duty on the higher price.
Offers to be careful with
- "Pay 10% now, the rest on possession" (subvention schemes). The bank pays the builder upfront and the builder is meant to pay your pre-EMI interest until possession. If the project is delayed or the builder stops paying, the bank comes to you. Subvention schemes left many buyers stuck in the last decade. They don't apply to ready-to-move flats anyway.
- Discounts available only in cash. A lower registered price with an unofficial cash payment on the side is illegal, leaves you with no proof of what you paid, and reduces how much the bank will lend you. Walk away.
- "Offer ends tonight." Festive offers usually run until Diwali and often beyond. If a builder won't put the offer in writing and give you a day to think, that tells you something.
- Free gifts in place of a price cut. A ₹40,000 gadget sounds generous next to a flat that's ₹5 lakh above the area's going rate. Compare the final price per square foot first.
- Bank offers that end at sanction. Some festive home loan rates apply only if you're disbursed by a certain date, or move to a higher rate after the first year. Read the sanction letter.
Festive home loan offers: what to look for
Banks run their own Diwali offers, usually a waived or reduced processing fee and, sometimes, a small rate concession for borrowers with high credit scores. SBI, for instance, normally charges 0.35% of the loan (up to ₹10,000 plus GST) and has waived it in past festive seasons. None of the big banks had announced a 2026 festive home loan offer by 24 October, so check your bank's website for this year's offer and its end date.
- A waived processing fee is nice, but the rate matters far more. On an ₹80 lakh, 20-year loan, a 0.25% lower rate saves about ₹2.9 lakh in interest. A waived fee saves ₹10,000 to ₹50,000.
- Ask whether the festive rate is a fixed concession or a teaser. You want the lower spread for the life of the loan, written into your sanction letter.
- Check the deadline. Many offers apply only to loans disbursed before 31 December. A ready-to-move flat can meet that easily. An under-construction one might not.
Starting now? What's still possible before Diwali
Many families want a griha pravesh during the festive days. With about two weeks to go before Lakshmi Puja on 8 November, here's what's realistic: If your home loan is already sanctioned, or you're buying without a loan, you can still move in by Diwali. You'll need a ready-to-move flat with its Occupancy Certificate, and the bank's checks and registration done by the first week of November. If you're starting the loan from scratch, sanction plus the bank's legal and technical checks usually takes two to three weeks, so moving in by Lakshmi Puja is unlikely. A good alternative is to choose the flat now, pay the token or sign on Dhanteras (6 November) if the date matters to you, and plan the griha pravesh for a muhurat later in November.

| Step | Typical time | Tip |
|---|---|---|
| Shortlist, site visit and token amount | 1 week | Visit in the evening too, to check lighting, parking and noise. |
| Home loan sanction | 1 to 2 weeks | A pre-sanctioned loan cuts this to a few days. |
| Bank's legal and technical check of the flat | 5 to 10 working days | Give the bank the OC, title papers and society NOC on day one. |
| Registration at the sub-registrar | 1 day (book a slot) | Sub-registrar offices are closed on 8, 10 and 11 November. Monday 9 November is a working day, but expect queues. |
| Possession, keys and griha pravesh | Same week | Do your snag check before you take the keys. |
These are typical times. A pre-sanctioned loan and having the OC, title papers and society NOC ready on day one are what make a two-week timeline possible. With an under-construction flat, moving in this Diwali isn't possible.
Should you buy now or wait until after Diwali?
It depends on what you're buying for. If you want to move in for the festival, or the flat you like has a genuinely valuable offer such as stamp duty paid, now is a good time. Builders are keen to close bookings before their festive targets, and Pune's slower sales have made them more flexible. If you're not in a hurry, don't feel pressured by the date. Many builders extend Diwali offers into November and December, and the weeks right after the festival can be quieter, with more time to negotiate. What you shouldn't do is wait for prices to fall. Pune's average price was up 4% to 6% on a year earlier in July to September 2026, and interest rates have just gone up, not down.
Your Diwali buying checklist
- Ask for the builder's standard price list and compare it with the festive one, line by line.
- Put a rupee value on every offer and add them up.
- Get every offer written into the agreement for sale, not just the booking form or a WhatsApp message.
- Check the Occupancy Certificate for your wing and the project's MahaRERA registration.
- Compare three home loan offers on rate, spread and fees before you choose a bank. Our Home Loan Checklist guide lists the documents you'll need.
- Budget for stamp duty, registration and moving costs unless the builder is genuinely paying them.
- Never pay any part of the price in cash.

When is Dhanteras and Diwali in 2026?
In Maharashtra, Dhanteras is on Friday 6 November 2026, Lakshmi Puja on Sunday 8 November, Padwa (Balipratipada) on Tuesday 10 November and Bhaubeej on Wednesday 11 November. Muhurat timings vary by city, so check a local panchang for Pune.
Is it good to buy a house on Dhanteras or Diwali?
Many families consider Dhanteras and Diwali auspicious for buying a home, and builders and banks run their biggest offers around them. Financially, the festival only matters if the offers you're getting are worth real money. A fair price and a clean, completed property matter more than the date.
Are Diwali property offers in Pune genuine?
Some are. Offers like stamp duty paid by the builder, free covered parking or no floor-rise charge can be worth several lakhs. Others, like gold coins or gadgets, are small next to the price of the flat. Always compare the festive price with the builder's standard price list and get every offer in writing.
What is a stamp duty waiver offer?
It means the builder pays your stamp duty and registration, which is about 7% of the agreement value in Pune plus a registration fee of up to ₹30,000. On a ₹90 lakh flat, that's about ₹6.6 lakh. Make sure the agreement value hasn't been raised to cover it.
Can I register a flat during Diwali?
You can register on working days. In 2026, sub-registrar offices in Maharashtra are closed on 8 November (Lakshmi Puja), 10 November (Padwa) and 11 November (Bhaubeej). Monday 9 November is a working day, but the days around Diwali get busy, so book your slot early.
Can I move into a new flat by Diwali 2026?
Only if you buy a ready-to-move flat with an Occupancy Certificate and your home loan is already sanctioned, or you're buying without a loan. Starting a loan from scratch usually takes two to three weeks before registration, so with Lakshmi Puja on 8 November it's unlikely. It isn't possible with an under-construction flat.
Do banks offer festive home loan discounts?
Usually yes. Banks often waive or reduce processing fees during the festive season, and some offer a small rate concession to borrowers with high credit scores. Check the end date and whether the lower rate applies for the full loan or only the first year.
Is it better to buy property before or after Diwali?
If you want to move in for the festival or have found a strong offer, buy before. If not, many offers continue into November and December, and the weeks after Diwali can be quieter for negotiation. Don't wait for prices to fall, as Pune prices were still rising in 2026.
Are subvention schemes safe?
They carry real risk. Under a subvention or "pay 10% now" scheme, the builder is meant to pay your pre-EMI until possession. If the project is delayed or the builder stops paying, you're responsible for the loan. They don't apply to ready-to-move flats.
